The photography, project descriptions and written material on this site belong to Pineda Properties LLC or to the homeowners who had the work done. Please ask before reproducing any of it.
Project photos are not a promise
Every project shown here was built on one specific property, with its own slope, soil and drainage. What worked there is not a recommendation for your yard. Grading, drainage and planting decisions need someone to walk the actual ground first.
Quotes, proposals and project minimums
Any figure given on this site, over the phone or at a first visit is an estimate. Pricing, scope and schedule are fixed only in a written proposal, and the work is agreed once that proposal is signed. Project minimums apply, and we explain them at the consultation so you know the size of the investment before anyone spends time on a design. Sending an enquiry does not create a contract.
Licensed, insured and warranted
Pineda Properties LLC is licensed and insured, and our projects are backed by a warranty. What that warranty covers, how long it runs and what falls outside it are set out in the written proposal for your project rather than here, because it varies with the materials and the scope of the work.
